First off, the good, when we reached the property the front staff was very nice and helpful. They do have 24 hour service for anything that you need. Now for the bad, when me and my wife came back from dinner, there was a small roach on the bed, then we say live roaches in the kitchen and a few dead ones. I told them and they give me another room. The other room was right next to the original and when I went in the kitchen there were roaches in there also. I went back to the office and told them to give me another room on the opposite end of the building, since I wouldn't be able to find another hotel under short notice. The third room that was given also had roaches but we didnt see until we were checking out. Additionally, Some rooms have safes, not all the lights work, as well as the tvs. I know this because in one night I went to 3 rooms in one night. The linen is old and has many types of stains (pee, make up, bleach, tears). I hope I can upload pictures.

In February I booked a room for our trip in May. Paid in full through booking.com. The morning of our reservation this hotel calls me to tell me they are canceling our reservation because they have overbooked their rooms. No apology, just a matter of fact. They say it’s their standard practice to overbook. This hotel is so shady and unprofessional. No one should be giving Waterside Suites and Marina their business unless you are willing to have your room canceled last minute forcing you to pay a higher price at a hotel somewhere else on the day of. I had read a review of this happening to someone else at this hotel and I didn’t want to believe it, but it’s true. Don’t take your chances with this hotel because it’s very likely they’ll cancel your room when others call in last minute wanting a room and are willing to pay their higher price rate for same day reservations, and then canceling your reservation secured at a lower price. I called Booking.com to explain the situation and they refunded me in full. Here’s your warning to not make a reservation at Waterside Suites and Marina, it will ruin your vacation.

The Rainbow Reef dive shop is right next door which makes it convenient to dive or snorkel without driving. The air conditioner cools the house very quickly. The full kitchen allows you to prepare meals and the covered outdoor patio is nice to sit and dine/work. The patio and pool overlook the canal and it is fun watching the boats travel up and down the canal. This is a great value for the size of the rooms because it is like a tiny house with two floors. The large bedroom and bathroom were upstairs. The staff check in regularly to make sure everything is going well and if you need anything.

BEWARE******We stayed here this past week and didn't have good experience. 1st off There is no one to help with issues after 830-9p. One night the ac/furnace keep clicking on and off all night keeping us all up all night. Then someone showed up at 730-8 in the morning banging on our door. Never a text or call back. Was not happy after being up all night. Our shower basically trickled out. They did come and change out our shower head but there was little to no difference. It took forever just to get shampoo out of your hair. The floors in the shower were also dirty and grimy. The floors in our unit 130 were dirty in and there were no brooms to be had. They dropped off towels 1 time per our request but not once came to dump the garbage or change bedding even make up beds. Biggest upset is we came from MI and hoped to spend time at the pool the pool was closed 4 of the 5 days we were there NOT HAPPY for the amount we paid this was ridiculous! Would have totally understood if we would have been informed before hand. We would have stayed elsewhere.

Location is great, service is friendly, and rooms are perfectly adequate. I'm not going to mince words, the kitchen DID have cockroaches. That's the biggest issue we had. Everything else was great.

A bump from 3 stars to 4 for good value. Cleanliness needs improvement with attention to detail, but the important areas like the kitchen, bed and bathroom were clean. Good central location if you are staying in Key Largo. Very spacious “townhome style” with a full size bath upstairs off the master bedroom and a half bath on the lower floor with a nice kitchen and sitting areas. Every unit has an elevated private balcony off the kitchen overlooking the canal. Resort is far from traffic noise, but there is the occasional boat passing on the waterway, and nearby Sharky’s (a very loud music bar) open until 12. Ask for a room on the east end (the higher numbers) if you want to be on the quieter side. The walls also have poor sound detonation and you can hear the other guests. The guest laundry was not in service and I had to go to a nearby laundromat. The desk personnel was not very helpful but I was able to check in and out without any issues. If stairs are a concern, this place is not recommended. Plenty of free parking.

I was looking for a nice but economical place for a couple days in Key Largo and this place looked good. It definitely exceeded my expectations. The room is very clean, modern, and very spacious (two levels!) with a full kitchen, living room, and 1.5 baths. Staff is super friendly and accommodating. Highly recommend.

I had an excellent experience here for a three night stay with my spouse. It’s in a great location in the center of Key Largo with quick access to grocery stores, gas stations, community park, and tourist attractions. My favorite part of our vacation was just spending time on the balcony looking over the water and watching the boats go by. Very peaceful. In the evenings, the live music from the restaurant across the canal was the perfect volume to listen to it if you were on the balcony, but couldn’t hear it with the door closed if you wanted quiet. The room was clean, had a great kitchen for making your own meals, and excellent friendly service at the front desk. Great room, great location, and great price!

I loved my stay here. The front desk workers were all extremely pleasant and helpful and I felt it was very clean and I would not hesitate to come back. It was very quiet and I slept very well. Dog friendly! The only thing I didn’t like was the laundry facilities. I had to download an app and add money on the app in order to do a load of laundry and now I have money on this app that I cannot get back and I guess I’ll lose out on that money unless I make a trip back to Key Largo. That’s the only disappointing part. Other than that, I absolutely loved my stay.

Friendly staff, the pool was great, bed was upstairs and living room downstairs. Worked great for us, might be a challenge for someone who has difficulty with stairs. The bar across the canal does play loud music, but that just adds to the experience. There is space to dock a boat behind the hotel. You'd be able to see it from your balcony. Boat/trailer parking in the front is parking on the shoulder of the street on the grass. There are many covered parking spots to keep your vehicle from becoming an inferno inside. There are plenty of restaurants nearby. Overall, great place that we'd stay again
